The typical Davie home was worth $515,457 in September, Zillow says, a second small monthly gain after 17 straight drops. Still down 1.6% in a year; rents rose.
Davie home values have stopped falling, at least for now.
The typical Davie home was worth $515,457 in September, according to the Zillow Home Value Index, which Zillow Research updated Oct. 16. That is up $220 from August.
The gain is tiny. But it is the second month in a row that values edged up, after 17 straight monthly declines from March 2025 through July 2026. August rose just $18.
Over a full year, the picture is still down. The typical home is worth $8,371 (1.6%) less than in September 2025, when the index stood at $523,828. It sits $30,751, or 5.6%, below the town’s peak of $546,208 in June 2024.
What it means for you
- Buyers: prices have leveled off instead of dropping further. The typical home costs about $8,400 less than a year ago, a modest cushion, not a bargain.
- Sellers: values are still about 43% above September 2020 ($360,127) and about 78% above September 2016 ($289,030). Most owners who bought before 2021 remain well ahead.
- Renters: asking rents rose 1.4% in a year (see below).
- Your tax bill is based on the Broward County Property Appraiser’s value, not Zillow’s. Our property taxes page explains how it is set.
Two months do not make a turn. Zillow’s index is a smoothed, seasonally adjusted estimate for the middle third of homes, whether or not they sold. It is not a median sale price. Zillow also revises earlier months. It now puts Davie’s August value at $515,237, not the $516,933 it first published, and its June 2024 peak at $546,208, not $548,006. A later revision could erase September’s small gain.
| Month | Typical value |
|---|---|
| June 2024 (peak) | $546,208 |
| September 2024 | $542,934 |
| March 2025 | $544,179 |
| September 2025 | $523,828 |
| March 2026 | $519,089 |
| June 2026 | $516,029 |
| September 2026 | $515,457 |

Few new homes
Little new housing is being added. The Census Bureau’s Building Permits Survey shows the town authorized three housing units in August, all single-family homes, with a construction value of $888,050. Permits count homes authorized, not started, and the bureau revises them later.
